The Biggest Mistake Buyers Make Before Visiting a Model Home

Recently, I was excited to help a client purchase a beautiful new condo. Before we could meet, they visited the model home on their own and registered with the builder. Like many buyers, they assumed they had to work with the builder's representative because it was new construction.

They were surprised to learn that wasn't necessarily the case.

Unfortunately, by then, their options had changed. It was a disappointing outcome—not just for me, but because they lost the opportunity to have an advocate whose sole responsibility was to represent their interests.

It's a situation I see far too often, and it's why I want to share something every homebuyer should know.

Before You Visit That Model Home or Click "Schedule a Tour" on Zillow, Read This

Every week, I meet people who are excited about buying a home. They visit a new subdivision, tour a beautiful model home, or click the "Schedule a Tour" button on Zillow. What many don't realize is that one simple decision in those first few minutes can affect the rest of their home-buying experience.

Here's one of the biggest misconceptions I hear:

"It's new construction, so I have to work with the builder's agent."

Or...

"I clicked on Zillow, so now that's my agent."

Neither is necessarily true.

The Friendly Person at the Model Home Works for the Builder

The sales consultant in a model home is knowledgeable, helpful, and professional. But it's important to understand who they represent. Their job is to sell homes for the builder. They are looking out for the builder's interests—not yours. That's not a criticism. It's simply how representation works in real estate.

As a buyer, you deserve someone whose only responsibility is to represent your interests throughout the transaction.

Zillow Isn't Choosing the Best Agent for You

Many buyers assume that when they click a button on a real estate website, they're contacting the listing agent or someone connected to the property. In many cases, that's not what happens.

You're often connected with an agent who paid for that lead. They may be an excellent Realtor or they may be someone you've never met and never intended to hire.

Choosing your representation should be a thoughtful decision, not something that happens because you clicked a button.

New Construction Doesn't Mean You Don't Need Representation

One of the most common myths is that buyers don't need their own Realtor when purchasing a newly built home.

In reality, new construction contracts can be lengthy and complex. There are timelines, upgrade decisions, inspections, warranties, financing deadlines, and dozens of details that deserve careful attention.

Having your own buyer's agent means having someone who is focused on helping you understand the process, answer questions, communicate with the builder, and advocate for your interests from contract to closing.

Call Your Realtor First

If you've been working with a Realtor you trust, make them your first call NOT your second.

Before you:

  • Visit a model home

  • Register with a builder

  • Click "Schedule a Tour" online

  • Sign in at an open house

...contact your Realtor first.

In many situations, how and when you first register can determine whether your own representation is recognized.

A five-minute phone call beforehand can prevent misunderstandings later.

Real Estate Is One of the Biggest Financial Decisions You'll Make

Whether you're buying a brand-new townhome, a condo, or your dream home in a new community, you deserve someone who represents you. Don't assume that because a home is new, you have to go it alone or work with the person selling it nor does it mean it is constructed well or doesn’t have red flags.

The best home-buying experiences happen when buyers understand their options before they ever step through the front door.

Before you click. Before you tour. Before you sign in. Call your Realtor first.
